Quality professional photography is one of the most important keys to selling your property. The effort you put into preparing your home for the photo shoot will help sell your property faster and for the greatest value.

Please use the suggestions below to help stage your home for the best possible results.  The more presentable the property is, the better the photos will be.

In General

■  declutter as much as possible
■  touch up paint and fill any holes or scratches in walls
■  open windows and blinds
■  clean windows (inside and outside)
■  clean mirrors
■  vacuum carpets
■  sweep/mop floors
■  replace burnt out light bulbs
■  empty garbage + hide garbage cans
■  turn off TVs and monitors
■  turn off ceiling fans
■  remove small floor mats to reveal flooring
■  remove personal photos, replace with more general photos
■  hide all evidence of pets
■  store unnecessary items in garage or storage room

Chair

Living Room

■  declutter as much as possible
■  hide garbage cans
■  hide remote controls
■  turn off TVs and monitors
■  turn off ceiling fans

Hamburger

Dining Room

■  declutter as much as possible
■  clean windows
■  clear table, dust and polish
■  use decorative place setting, if available
■  straighten all chairs and space them evenly
■  remove child/booster seats
■  turn off ceiling fans

Microwave

Kitchen

■  declutter as much as possible
■  clean windows
■  empty sinks and put away all dishes
■  clear countertops, removing excess appliances, knife blocks, supplies, tissues, etc.
■  hide oven towels
■  turn on oven hood lights
■  remove magnets, notes, photos, etc. from fridge
■  hide garbage cans in pantry or closet

Computer

Office/Den Areas

■  declutter as much as possible
■  hide garbage cans
■  hide passwords and sensitive documents
■  turn off TVs and monitors
■  turn off ceiling fans

Alarm Clock

Bedrooms

■  declutter as much as possible
■  make beds and tidy rooms
■  clear nightstands of personal items
■  hide garbage cans
■  hide phone charge cords and other cables
■  hide clothing from back-of-door hooks
■  turn off ceiling fans

Duck

Bathrooms

■   declutter as much as possible
■   clean windows/mirrors
■   swap out toilet paper for full rolls
■   hide bottles, tooth brushes, tissue boxes, etc.
■   clean bathtubs/showers
■   hide shampoo bottles, shavers, soap, etc.
■   hide garbage cans (if not possible, ensure garbage is empty)
■   hide toilet brushes
■   lower toilet seats
■   hide clothing from back-of-door hooks

Fish

Pets

■  in general, hide all evidence of pets
■  hide water/food bowls in pantry or closets
■  hide pet toys in pantry or closet
■  use lint roller on furniture to remove pet hair
■  clear back yard of pet waste/toys
■  pets will need to be contained out of sight in crates or outside

Sun

Outdoors

■  declutter as much as possible
■  remove cars from garage, driveway, and front of home
■  close garage doors
■  clean up landscaping
■  mow lawn
■  pick up any lose garbage
■  sweep sidewalks and driveways
■  trim vegetation
■  coil hoses or cords
■  hide garbage bins (in garage or side of house)
■  in winter, shovel sidewalks and driveways
■  clear backyard of pet waste and toys

Plant

Porches, Patios, Balonies

■  declutter as much as possible
■  open sun shades and patio table umbrellas
■  unstack and arrange tables and chairs
■  hide shovels, brooms, gardening tools
■  hide empty planters
■  sweet/clean surface

Watch

Before The Photographer Arrives

■  open blinds and curtains
■  turn on all lights (overhead, floor lamps, desk lamps, oven hood lights, etc.)
■  lower toilet seats

Star

What To Expect

The house should be shoot-ready when the photographer arrives.

The photographer will not:

■  move or re-arrange furniture, boxes, or other items
■  make beds, clean, dust or de-clutter
■  pick up toys or yard items
■  “Photoshop” vehicles, walls, damaged walls, power lines, wall pictures, cords, etc.

The time required onsite for most properties is 45-75 minutes, depending on the size and layout of your home.
